How it works
No banks, no waiting around, no in-person closing. Here's exactly what happens, from browsing to owning.
Every listing shows the price, acreage, location, and financing terms right up front. No need to call or email just to find the basics.
Every property gives you a few ways to buy:
Your Purchase Agreement, Promissory Note, and Land Contract come pre-filled with your information. Read through each one, then sign electronically. It’s legally valid in every state we sell in.
Submit payment securely online. A $299 document fee applies to every purchase, on top of your down payment.
If you financed, you'll get an automatic payment link for your monthly note. There's no prepayment penalty, so you can pay off your balance anytime, with no extra cost.
Once your property is paid off, we record a Warranty Deed in your name with the county. The land is officially yours.
Common questions
No. We finance the purchase ourselves, so there's no bank involved — we look at your ability to make the payments, not a credit score.
Owner financed purchases come with a 60-day satisfaction guarantee, starting the day you pay your document fee. If it's not right for you, we'll exchange the property or refund your money — minus closing costs, payment fees, and accounting setup fees. Please note: cash purchases are final sale and are not covered by the guarantee.
Yes. There's no prepayment penalty on any of our financing plans. Pay off your balance whenever you're ready, with no extra cost.
We hold the Warranty Deed until your property is paid off, then record it in your name with the county — within 30 days of your final payment.
We give you a 10-day grace period before a late fee applies. If a payment is more than 35 days late, we'll reach out by email — we'd rather work with you than send notices. If you hit a rough patch, tell us. We'll work out a payment reset with you before we consider anything else.
